AGENCY SERVICE WORKS:

Per the new Wisconsin State Law, every agent must have a signed agency contract in place with every Buyer prior to showing any property. At HBA we understand that you don’t know us, and we don’t know you in the very the beginning, so we offer a no commitment Touring / Pre-Agency Agreement, as we want you to feel comfortable with your agent and our services.​ â€‹â€‹
 
We only want to service serious buyers, so the only request from you is:
A pre-approval letter from a lender or proof of funds

* Note: (1-2 & 3) month Buyer Agency Agreements Available – with optional extensions.

Initial buyer profile and development of home search criteria meeting

HBA’s Exclusive Watch Dog Service - Our Buyers are guaranteed to be the first to be notified of new listings or status changes of properties you are interested in. Buyers will receive automated updates via e-mail or text messages of all the listed properties that match your home search criteria. No longer will you need to rely on any other source for the latest listing information

Receive prior to all showings, if time permits, Seller Condition Reports for that specific property

Your Buyer Agent or assistant will schedule and confirm all showings

All showings are accompanied by experienced and licensed agents, not assistants

Once a property has been identified, your Buyer’s Agent will provide you with a comprehensive Market Analysis and will meet with you to discuss a pricing strategy as well as developments of other negotiating strategies before submitting an offer

Agent will draft an Offer, along with the assistance of a licensed real estate attorney

Assuming the Offer is accepted by the Seller, you will be represented at Inspection, throughout your Financing contingency and onward to your Final Walk- Through to closing
