BUYER REPRESENTATION

Under Wisconsin law, buyers have choices in their relationship with a real estate agent. These choices are essentially divided into two agency options: pre-agency and buyer agency. Each type of agency offers different levels of brokerage services.

PRE-AGENCY

EXPANSION TO MULTIPLE LOCATIONS

During this phase, a buyer is not yet a customer or a client of the firm. The agent cannot prioritize the buyer's interests over the seller's and is not allowed to engage in negotiations on behalf of the buyer. This period is more about initial consultations and gathering information.

BUYER AGENCY

INTRODUCTION OF BUYER EDUCATION PROGRAMS

This option involves working with a firm that may have the property listed or another firm without signing a buyer agency agreement. As a customer of the firm, the buyer receives some services and duties, but these are not at the client level. In this situation, the agent cannot place the buyer's interests above the sellers.
